Before building my real estate business, I spent more than 36 years in the financial services industry, first in banking and later as the owner of a financial planning firm. That experience gives me a unique perspective in real estate: I understand not only the value of a home, but how the decisions you make today can impact your financial future.

How I work
What fifty plus years in finance and municipal government taught me about buying a house
The numbers first
I spent thirty-six years in the financial industry, first as a banker and then as the owner of Rose Financial Group, before I held a real estate license. I read loan products the way other people read listings. I know which lenders can close in ten days to three weeks, and which ones understand a self-employed borrower, and that conversation happens before we look at a single house.
I spent two years as Economic Development Coordinator for the City of Magnolia and helped write its first comprehensive plan. I served nine years on the Magnolia ISD school board, two of them as president. When you ask about zoning, an HOA or a school district, the answer comes from someone who has sat on the other side of that table.
Community involvement has always been at the heart of how I do business. I built my financial planning firm through relationships formed in the Chamber of Commerce and the communities I served. And I’ve built my real estate business the same way. Today, much of my business comes from referrals and long-standing relationships. In fact, many of the stories shared on this site began with something very simple: someone I had served introducing me to someone they cared about.
A move-in ready home in Eagle Springs, Humble, priced a touch under market on purpose. Three buyers, under contract in a week, closed in three weeks at $20,000 over the list price.
A buyer who knew exactly which Kingwood neighborhood and floor plan he wanted. We waited for a foreclosure to list, watched the price come down, moved the day it hit his range, and won the bid with roughly $100,000 of equity on closing day.
A young couple bought their first home in a riverside community in Porter, Texas. A year later a baby, a job move and a pull toward family changed everything. In a heavy buyer's market we went under contract in a week and they broke even.
The Livable Forest: villages under mature pines, a greenbelt trail system threading through all of them, and streets people grow up on and come back to.

I started in banking in 1972 and spent thirty-six years in the financial industry, the later years as the owner of Rose Financial Group, which I sold in 2008. I spent two years after that helping the City of Magnolia plan its next twenty, and then went into residential real estate because I had bought and sold enough of my own homes to know I could do the job well. I co-founded the Magnolia Education Foundation in 2001 and serve on the board of the Humble ISD Education Foundation today, where I am a past chair.
Kingwood and Humble in the Lake Houston area, and Porter, Conroe and Magnolia in Montgomery County. I also work the towns in between, from Atascocita to Stagecoach, when a client needs me there.
Do you work with buyers, sellers, or both?
Both, and often both at once for the same client. Selling one home to buy the next is one coordinated project with two closings, and I plan it that way from the first call.
How quickly can a financed purchase close?
Many factors go into it, starting with the lender and your own financial picture. That is why we start there first, so the expectation is clear from the outset. With the right lender, a close can come in ten days to three weeks.
Can you help if I am self-employed?
Yes, I have been self-employed all of my adult life. I know which lenders understand a self-employed borrower and how to present your income so the file moves, and that conversation happens before we look at a single house.
What does a first conversation look like?
A phone call, usually twenty minutes. You tell me what you are trying to do and when. I tell you what is realistic in your part of the market right now and what I would do first. There is no obligation on either side.
